Commercial Roofing Services

We are aware that budgetary limitations do not always allow for immediate roof replacement; therefore, we can work within your budget to either preserve your existing roof or to plan ahead for replacement. If you choose to re-roof your business, we will work with you to cause minimal disruption to operations. We can also work weekends and nights if required.

We use the following watertight products to ensure a leak-free environment:

TPO: The Affordable White Roof
Thermoplastic Polyolefin-based roofing systems most commonly used in the country.

Pros:

  • This product is lightweight. It is ideal for both new construction and re-roofing projects.
  • The reinforced membrane easily handles building thermal expansion and contraction and has minimal shrinkage for watertight integrity.
  • Extended warranties are available in 10, 15, and 20 year coverage.
  • Available in a variety of colors; yet, black is the white is the most commonly used.
  • Product is available in both 45(thinnest material) and 60 mil (thickest) and can be either fully adhered or mechanically attached.
  • The reflective, light color and emissivity of this product makes it energy efficient by reflecting up to 78% of sun rays to reduce air conditioning costs and reduces the heat build-up under the membrane.
  • Environmentally friendly - no chlorine, recyclable.

Cons:

  • This type of material can be easily punctured making it impossible to walk on.
  • Most roofs will only last from 7 to 10 years.
  • The sun easily burns and disintegrates the top layer leaving the wicking scrim, which is a woven layer underneath the top layer of the material exposed.
  • Most companies now using a TPO material that comes with self-adhesive seams instead of the more common hot-air welded seams. This is a fancy way of saying your roofing material is peel-n-stick, and makes it even more likely that large amounts of water will find their way into the scrim layer.

PVC: Great Product and a Great Hazard
Reinforced Polyvinyl Chloride based roofing systems are specially designed with weft-inserted polyester knit fabric.

Pros:

  • Even when punctured, the fabric is designed to “rope up” and resists tearing for superior durability with excellent abrasion and puncture resistance.
  • The lightweight membrane is highly resistant to wind uplift, fire, fungus, ozone, and UV.
  • The flexible membrane easily handles building thermal expansion and contraction and has minimal shrinkage, which means that it can be installed during winter months.
  • This type of material can be repairable which is great during remodeling or expansion.
  • Extended warranties are available in 10, 15, and 20 year coverage.
  • Product is available in both 45 and 60 mil and can be either fully adhered or mechanically attached.
  • The white color of the membrane adds to the building aesthetics while increasing energy efficiency.

Cons:

  • PVC is the worst plastic from an environmental health perspective, posing major hazards in its manufacture, product life and disposal.
  • Toxic Manufacturing Byproducts leading to cancer, birth defects, endocrine disruptions, neurological damage, endometriosis, etc
  • PVC is manufactured predominantly near low income communities in Texas and Louisiana where most of these byproducts are released.

Asphalt Roofing (Build up Roof-BUR- Membranes):

A long lasting, high performance roof is a practical necessity for any business owner

Pros:

  • The reinforcing fabrics also are called roofing felts or ply sheets. Roofing felts are reinforced with either glass-fiber mats or organic mats.
  • The bitumen typically used in BUR roof systems is asphalt, coal tar or cold-applied adhesive. The asphalt or coal tar is heated in a kettle or tanker and then applied by mop or mechanical spreader.
  • Built up roofs generally are considered to be fully adhered if applied directly to roof decks or insulation.
  •  The tar or tarpaper is in turn covered in gravel to keep the sun's heat, UV rays and weather off it and helps protect it from cracking or blistering and degradation.
  • The stock of 20, 30, and 40-year-old BUR Roofs are still in excellent conditions.

Cons:

  • This material is the most expensive of all but lasts the longest.
  • Maintenance is required at least once a year to prevent deterioration (ex. Openings on gutter and high-stop joints, openings on flashing laps, low cement on pitch pans, openings on curb corners, etc).
  • Yearly maintenance can be easy and, best of all, inexpensive to increase longevity of the roof.

EPDM- Economical Performance Roof
Ethylene Propylene Diene Terpolymer based roofing systems are the economical choice roofing systems for low-sloped buildings.

  • EPDM is known for its high tensile strength and long-term watertight integrity.
  • The membrane remains flexible in heat and cold to prevent splits and cracks and will stretch up to 425% so structural movement will have no effect on integrity.
  • Fewer seams for less chance of leaks and the fully adhered system offers the best wind resistance.
  • Extended warranties are available.
  • The reinforced membrane comes in both 45 and 60 mil.
  • This low-maintenance roofing system provides excellent ozone and UV resistance.

Cons:

  • Once problems (ex. HVAC curbs start to loosen up at the corners due to time and/or unsatisfactory workmanship) start, then it is difficult to control roof leaks.
  • It is difficult to find leaks in EPDM roofs due to dirt (from ballast decomposition) covering possible holes.
